Working tenant references take around 2–3 working days, depending on how fast referees respond.

UK GUARANTOR (STUDENTS)
​
Each applicant must have their own UK-based guarantor.
​
A guarantor must be over 18, a UK resident, and have a stable income or assets (for example, a homeowner with a good credit record). This person will guarantee to pay the rent and any costs as defined in the Common Contract in case the student applicant cannot.
​
If you do not have a UK guarantor, you may have the following alternatives (subject to landlord approval):

Upfront Rent Payment Some landlords may agree to a larger rent payment in advance (for example, six months’ rent upfront).

Rent Guarantee Schemes You can use an approved rent guarantee or deposit replacement service (such as Housing Hand, Rent Guarantor, or Student Rent Guarantor). These organisations act as a guarantor for you and offer services specifically designed for students and international tenants. (Many other providers can be found online.)
HOLDING FEE (STUDENTS)

A £75 holding fee per tenant is required.

If paperwork isn't completed within 2 weeks or if you withdraw, the fee is non-refundable.

COMMON CONTRACT
​
Once references are approved, you're ready to sign the common contract. You’ll need to pay:

First month’s rent

Security deposit (equal to one month’s rent)​

All payments must be made via bank transfer.

RENT & PAYMENTS

Residential lets: Rent is monthly, paid in advance​​

Student lets: Rent is usually paid termly in advance​ to align with student loan payment dates (where possible)

​Tenants are responsible for Council Tax, utilities, and Wi-Fi (unless stated).

All rent is paid by bank standing order.

Student termly rent example tenancy period: 1 August 2026 – 30 June 2027.

DEPOSIT
​

The equivalent of a month rent or 5-week deposit are required and held by the Deposit Protection Service (DPS)
-
This covers any damage or breach of contract. It cannot be used to pay rent.

Once the tenancy ends and any deductions are agreed, your balance will be returned within 30 days.

READY TO MOVE IN?
Once everything is signed and paid:

We’ll contact you 2 months before your contract ends to ask if you’d like to renew.

At check-out:

Make sure the property is empty and professionally cleaned

An inventory report will be done

Any agreed deposit deductions will be processed via the DPS

CHECK OUT PROCES AND DEPOSIT RETURNS (Managed Properties)
​
As your tenancy comes to an end, our team begins the check-out process for all student properties. This involves creating a check-out report to record the condition of the property, including photos and the original inventory.
​
This report is sent to your landlord, who will review it and compare it to the check-in inventory. They’ll then decide if any deductions from your deposit are needed.
Once we hear back from them, we’ll contact you with the details.
Your deposit is protected with the Deposit Protection Service (DPS), and any refund will be handled by them.

WHAT YOU NEED TO KNOW
​

The landlord has 10 days to return your deposit after you and they agree on the amount.
-
This does not mean 10 days from your move-out date, the 10-day period starts once both sides agree.

If the full deposit is being returned and there are no issues, it should be refunded within 10 days of that agreement.

DISPUTES
​

If there are deductions and you don’t agree with them, you have the right to raise a dispute through the DPS. We strongly recommend keeping evidence (such as photos or videos) to support your case, especially if you feel something has been unfairly claimed.
