All fees are exclusive of VAT unless otherwise stated.

SALES 

  • 1.5% of total sale price

 

LET ONLY Available exclusively to experienced landlords.

​Core Fees:

​

  • Tenancy Setup & Contract Fee – 65% of the first month’s rent (plus VAT)

  • Deposit Management – £95.00 per deposit

  • Contract Renewal – £165.00

  • Hourly Consultation Rate – £65.00 per hour (minimum charge £65.00)

  • Issuing of Notices – £75.00 per notice

  • Mandatory Legal Updates – £85.00 per notice

  • PEP & Sanctions  – £12 per applicant (Residential & Student)

  • Referencing – £30.00 per applicant

FULL MANAGEMENT 

Core Fees:

​

  • Tenancy Setup Fee – 35% of the first month’s rent. Minimum fee: £300.00

  • Monthly Management Fee – 12% of the rent due. (Minimum 12% charge on £360 PRPCM)

  • Tenancy Renewal – £165.00

  • HMO Application Assistance – from £95.00

  • Written Statements (on request) – £65.00

  • Quarterly Property Visit Report – £35.00

  • Transfer of Management to New Landlord / Agent – £200.00

  • Hourly Consultation Rate – £65.00 per hour (minimum charge £65.00)

  • Court Attendance – £350.00 per day
    Note: We do not conduct court representation; attendance is solely as a witness.

  • Referencing – £30.00 per applicant

  • PEP & Sanctions  – £12.00 per applicant

  • Maintenance Work Handling Fee – 10% of total maintenance cost

  • Digital Duplicate Paperwork – £5.00 per item

  • Archived Digital Paperwork Retrieval – £50.00 per request

  • Monthly Maintenance Spending Limit – £250.00. Used for essential works incl. certification requirements, subject to available funds.

  • Insurance Claim Handling Fee – 20% of claim amount (subject to prior agreement)

  • Project Management Fee – 25% of project cost (subject to prior agreement)

  • Agency Agreement Cancellation Fee – 95% of the contracted monthly rent. Applies if cancelled or downgraded from Full Management after tenancy is signed.

  • Up to 2 bedrooms £95.00

  • 3 bedrooms £105.00

  • 4 Bedrooms £110.00

  • 5 Bedrooms £120.00

  • 6 Bedrooms £130.00

  • 7 Bedrooms Plus an additional £10 per bedroom

CERTIFICATION FEES (subject to charges)

  • Gas Safety Certificate + Service: £90.00

  • Electrical Safety Certificate (EICR): £220.00

  • Energy Performance Certificate (EPC): £95.00

  • Fire Extinguisher Certification: 10% of the total certification cost (minimum £15.00)

  • Fire Alarm Certification: £85.00

IMPORTANT NOTES

  • Fees may change at the discretion of Mirador Property Lettings Ltd (MPL).

  • VAT will be added once MPL meets the HMRC VAT registration threshold.

  • Services will commence only upon receipt of a completed and signed agreement.
