The following charges may be incurred during your tenancy.

Payment & Documentation Reminders

• Late Rent Payment Reminder – £30.00
  Charged per contract holder for each digital reminder issued for overdue rent.

  • First reminder: 3 days after due date

  • Subsequent reminders: Weekly until full payment

• Overdue Guarantor Form Reminder – £30.00
  Charged per contract holder for each reminder regarding overdue guarantor documents.

  • First reminder: 10 working days after due date

  • Subsequent reminders: Monthly until submission
    Note: Keys will not be released until all required documents are received.

Keys & Locks

• Lost or Unreturned Keys – £30.00
  Charged for lost keys or failure to return them at the end of the tenancy.

• Lock Replacement (Non-returned Keys) – £150.00
  Applied if locks require changing due to unreturned keys at tenancy end.

 

Smoking & Fire Safety

• Violation of No-Smoking/No-Vaping Policy – £150.00 to £650.00
  Charged for professional steam-cleaning of carpets, curtains, and furnishings.

  • Communal area violations will be divided equally among all contract holders.​

• Fire Safety Equipment Misuse – Minimum £90.00. Applies for:

  • Discharging fire extinguishers

  • Powering off alarms

  • Tampering with or covering smoke detectors​

• Damage to Fire Doors or Property – Up to £500.00
  This may also affect your security deposit.

 

End-of-Tenancy Cleaning & Maintenance

• End-of-Tenancy Cleaning – £150.00 to £650.00
  Charged if property is not left clean and tidy; deducted from the deposit as necessary.

• Pest Control Due to Negligence – Minimum £150.00
  Applies if pest infestation is caused by poor hygiene or tenant behaviour.

 

Contract & Admin

• Post-Signature Contract Amendments – £120.00
  Charged for any contract changes after the agreement has been signed.
